Gaithersburg, MD · Garage Door Service
Roller replacement for Gaithersburg-area garage doors built mostly in the 1980s-90s. Steel and nylon rollers, track wear, and what cold winters do to worn hardware.

We're not going to put a number on this page, because a roller job on a ten-year-old steel-roller door and a roller job on a door where the track has worn a groove from thirty years of the wrong roller are not the same job, and quoting one price for both would be a guess dressed up as a fact. What we can tell you is what drives the cost up or down: how many of the ten rollers on a standard door are actually shot versus just noisy, whether the top roller brackets have pulled loose from the jamb, and whether the track itself needs straightening or replacing alongside the rollers. Nylon rollers with sealed bearings cost more per unit than plain steel, but they run quieter and don't need the grease that steel rollers do - grease that turns gummy and grabs dust in the cold months. If your door has 96-inch or wider tracks (common on the two-car openings in a lot of the housing stock out here), expect the job to run a little longer than a single-car door simply because there's more track to check for square. We'll give you the real number after we look at the door, not before.
One honest limit: if the rollers have already chewed a wave pattern into the track, replacing rollers alone won't fix the noise. At that point you're looking at track replacement too, and we'll say so instead of selling you rollers that won't solve it.
The most common mistake we see is a homeowner replacing rollers themselves and reusing the same bent or worn hinges, which puts brand-new rollers into brackets that are already out of alignment. The roller isn't the problem at that point - the hinge angle is, and a new roller will wear out again in months, not years. Another way this goes sideways: mixing roller types on the same door, steel on the bottom sections and nylon up top, because that's what was in stock at a box store. Different roller stems have different lengths and shank diameters, and a mismatched set puts uneven load on the track, which is how you get a door that runs fine for a week and then jumps the track on the eleventh roller down.
The third failure mode is skipping the track inspection entirely. Rollers ride inside a track that has to stay parallel and square to the opening. If the vertical section has pulled away from the framing by even a quarter inch - which happens on older jamb hardware - new rollers will still bind, and the customer calls back convinced we sold them a bad part. It wasn't the part. It was the track we should have checked and didn't flag clearly enough the first time. We now walk every track section before we quote roller work, precisely because of that.
Housing across this service area was built mostly between 1948 and 2015, with the median landing around 1980, and that median-year stock is exactly where original steel rollers start failing - thirty to forty years is close to the outer edge of life for a steel roller running dry on the original track. Most of the 56 named communities we cover, from Washington Grove a mile out to areas ten and twelve miles off, share that same 1980s-90s construction wave, which means a lot of doors out here are hitting roller failure in roughly the same window, not spread evenly across decades.
The climate makes it worse, not just older. This area sits in a severe cold band, and steel rollers depend on grease to move smoothly through the track; cold grease thickens, and a roller that's already worn starts to catch instead of roll. That catching is what wears a groove into the track, which is the failure that turns a simple roller swap into a track job. Nylon rollers with sealed bearings don't have that grease-cold interaction, which is part of why we steer roller replacements toward nylon on doors that see a full winter here rather than a partial one.
You'll usually hear this one before you see it: a grinding or clunking sound as the door travels, worse near the top or bottom of the run where the roller carries the most load through the curved part of the track. Some owners describe it as a shopping-cart wheel sound. If the door also shudders or hesitates at the same spot on every cycle, that's a roller that's flat-spotted or a bearing that's seized, not a spring or opener issue, even though a homeowner's first instinct is often to blame the opener.
A second symptom, separate from noise: the door walking sideways in the track, drifting off center by the time it's fully open. That's rollers wearing unevenly side to side, sometimes from age, sometimes from a bracket that's slightly bent. Left alone, either symptom tends to end the same way - a roller comes off the track edge entirely, usually on a cold morning when the door's under the most resistance, and the door won't move at all until someone gets it back on track and replaces the part that failed.
Most double doors run ten rollers, single doors around eight. We rarely replace just one - if one roller's worn from age or grease breakdown, the rest are close behind on the same door, so we check the full set and replace as a group unless the door's newer and only one roller took physical damage.
For a door that sees a full winter in this area, we lean nylon with sealed bearings. Steel rollers rely on grease that thickens in cold weather, and that's part of what accelerates the track wear we see on older steel-roller doors built in the 1980s and 90s housing wave.
You can, but if the door's original hardware is from the same build era, the other rollers are usually close behind in wear even if they're quiet right now. We'll tell you honestly if a partial swap makes sense or if you're better off doing the full set in one visit.
Sometimes. If the drift is from worn rollers alone, yes. If the track itself has bent or a bracket has pulled from the jamb, new rollers alone won't stop the drift, and we'll flag that during inspection rather than sell rollers that won't solve it.
